A brewery bar has been proposed at the corner of CENTRAL COLLEGE ROAD and NEW ALBANY-CONDIT ROAD. The impact this proposed business has not been considerately discussed or thought through by the developers, Red Turtle Realty.

The plan calls for the redevelopment of a former church and Lions Club meeting house, situated at 6678 Central College Road New Albany, OH 43054. This property is only .511 acres, with an adjoining .426 acre property on a separate plat to be paved for parking.

While if you look, areas to the WEST are developing rapidly, areas to the NORTH are gaining more single family, residential areas, and the areas to the EAST and SOUTH remain almost entirely residential.

Parking for food trucks

As many as three food trucks can operate on the property. These will bring litter, noise, and NONE OF THE SALES BENEFIT NEW ALBANY.

Brewery Tank

The above is an example provided by the applicants to illustrate the proposed brewery tank. This tank would stand 35 feet.

High-Powered Security Lighting

High-powered security lighting will be added throughout the parking lot, flooding nearby residential properties with lighting.

42 Space Paved Parking Lot

The applicants included this drawing with the application.

The application reads an LLC called “TFTFP LLC” is the applicant. TFTFP LLC was registered by Joe Dwyer, who is not a New Albany resident, but lives in Columbus, OH:

No one argues that a brewery would be a great addition to the community. The challenge is the plan appears to be half thought out, born out of desperation, and with no regard to the community or residents, by a company based outside of New Albany. Please take the time to call the city, counsel members and zoning committee and let them know we want a brewery, just in a more reasonable location.
